We were originally employed by Mandarin Oriental hotels back in the summer of 2009 for a minor works strip-out package with a value of Circa £200K. The works extended to Circa 3.7mill over a 4 year period.
It should be noted that all these works were carried out in a fully operational 5 star hotel in the centre of Knightsbridge whereby special attention needed to be paid to noise, circumstance and Health and Safety matters.
Phase 1
Employed by the client in August 2009 to carry out the strip-out and enabling works package to the basement area.
The package entailed the identification and isolation of various existing aged services and their capping and removal. Alongside this we run new services to the various areas while providing temporary supplies to keep the 5 Star premises functioning.
Contract value circa £200K.
Phase 2
Subsequent fit out works to the basement area where a new restaurant was formed by the famed American chef David Bouland.
Works included:
- Running of all new services to the whole restaurant area.
- Air conditioning to the whole area along with associated ventilation. This entailed the craning of a new multi-stage air handling heat recovery unit to the 5th storey roof area and connect to it with the running of new ductwork.
- The new kitchen extract ductwork was run through an existing old chimney which helped bring the installation inline with planning constraints. The ductwork extended from the basement out and onto the 5th floor roof and was installed by our installation team abseiling the internal chimneys, which entailed overcoming many Health and Safety concerns.
Contract value circa £300K.
Phase 3
The supply and installation of a new 250KW water cooled pack refrigeration system to operate the new equipment within the David Bouland’s restaurant and also to connect to the existing plant within the 'production' kitchen areas.
As you can imagine this caused many logistical and operational difficulties but resulted in a high efficiency plant set up and the resolution of an aged fault of leaking pipework with the old production kitchen equipment.

Phase 4
Provision of supply and extract ductwork to Heston Blumenthal's new ground floor restaurant Dinner@Hestons.
Contract value circa 150K.
Phase 5
The removal of the faulty smoke extract ductwork connected from the adjacent establishment One Hyde Park and run through the operational offices and kitchen areas of the basement. All ductwork installed was of fire rated specification and certified on site. This installation took place over many months of night works.
Contract value circa 2.75m.
Phase 6
Fit out of one of the hotel's premier suites The Royal.
This entailed the strip-out and replacement of all services including air conditioning, ventilation, electrical and installation of high spec sanitary ware.
Contract value circa 125K
